Most homeowners start a renovation with no reference point at all. You know you want the kitchen done; you have no idea whether the number a contractor says out loud is reasonable, optimistic, or something you should walk away from. That gap is what these calculators are for. They will not replace a site visit, but they will tell you roughly what territory you are in before anyone quotes you.
A single figure would be easier to read and considerably less honest. The same 200-square-foot bathroom can differ by a factor of three depending on whether you keep the existing plumbing layout or move the drain, whether the tile is a stock ceramic or a large-format porcelain that needs a levelling system, and whether your local trades are booked six weeks out or bidding hungry. Every calculator on this site returns a low, mid, and high tier for exactly that reason, and each tier tells you what assumptions it is making about material grade and scope.
Treat the mid tier as the realistic planning figure for a straightforward job with mid-grade materials. Treat the high tier as what happens when the scope moves β and on renovations, scope usually moves.
Cost ranges are compiled from published material pricing, prevailing trade labour rates, and typical regional patterns across US and Canadian markets, then organised into tiers rather than presented as one falsely precise number. Where a specific technical claim appears in a guide β a code requirement, an efficiency standard, an industry practice β we cite the body responsible for it, whether that is Energy.gov, the National Kitchen & Bath Association, the Tile Council of North America, or a comparable authority. Where no credible source exists for a figure, it is presented as an estimated range and labelled as one.
When bids come back far apart, the cause is usually scope rather than greed. One contractor has priced replacing the subfloor and the other has assumed it is sound. One has included permits, disposal, and daily site protection; the other will add them later as extras. Reading a cost breakdown before you collect bids makes those omissions visible, because you know which line items should be there. That is the single most useful thing an estimate can do for you β not predict the final invoice, but let you interrogate the quotes you receive.
RenovPrice.com is an independent planning resource. We are not general contractors, we do not perform construction work, and we do not sell leads to anyone who does. Nothing here substitutes for a written quote from a licensed local contractor who has actually seen your property β structural conditions, local code, and permit requirements vary in ways no calculator can infer from a postcode.
